The oldest town in the county is the newest town on the block

Both of these are true, and the gap between them is the whole character of Middleton.

It is the oldest settlement in Canyon County. The land was first parceled out by William N. Montgomery in 1863 — six years before the transcontinental railroad was finished. A Boise River flood in 1872 left the townsite sitting on an island, so after 1880 the town simply moved to drier ground. It incorporated in 1910, although the certificate did not actually get issued until 1971, which is a very Idaho detail.

And it is the fastest-growing town we serve, by a distance. 2,978 people in 2000. 5,524 in 2010 — up 85.5 percent. 9,425 in 2020 — up another 70.6 percent. Housing units went from 2,037 to 3,136 in that decade alone.

And it has not slowed down since. The Census Bureau now estimates 12,600 people as of July 2025 — up a third again in five years. Middleton has roughly quadrupled since 2000.

Two other numbers worth having: 90.4 percent of homes here are owner-occupied, which is extraordinarily high and tells you this is a town of people who bought, not a town of people passing through. And 27.8 percent of the population is under 18.

So on one street you have a farmhouse that has been there longer than the state, and two streets over you have a subdivision that did not exist when the current owners’ older kids were born. We work in both, and they are not the same job.

You can measure the growth in classrooms. The high school moved into a brand-new campus in 2011 — about 254,000 square feet on 60 acres at Willis and Emmett Roads, built for roughly 2,000 students. And the district’s elementary schools have since run as high as 150 percent of capacity, which is why Freedom Elementary broke ground in September 2026 to open in fall 2028.

A district building to relieve overcrowding is the most honest growth indicator there is. Nobody spends $19 million on a school for a town that is standing still.

Nearly half the households here have kids in them

46.1 percent of Middleton households include a child under 18. That is not a national average or a marketing assumption — it is this town, and it is roughly double what you find in much of the valley.

Which is worth knowing before anybody picks a product, because it changes what we bring to the appointment. Every product line we fit has cordless options, and in a nursery or a child’s room those are what we will put in front of you first. The same goes for a house with pets in it.

If you are furnishing a new Middleton house with a toddler in it, say so when we measure. It is a two-minute conversation and it saves swapping something out later.

What a brand-new Middleton house actually needs

The subdivisions filling in around the old core — communities like Waterford, Meadows at West Highlands, Stonehaven and Willow Wood Estates — share a set of windows that an older house simply does not have:

Great-room glass that is two stories tall. Beautiful, and out of reach. This is the single most common reason a Middleton homeowner asks about motorization, and it is a better reason than convenience.

Sliding patio doors. A door is not a window: it gets opened dozens of times a day, it needs a covering that stacks out of the traffic path, and the wrong product there annoys you every single day.

West-facing bedrooms with nothing on the horizon. Middleton sits at 2,402 feet in open country, and in July the afternoon sun arrives low and unobstructed. A room on that side of the house can be ten degrees warmer than the rest of it by six o’clock. That is a job for a solar roller shade or a cellular shade, not a decision about color.

And a whole house of bare windows at once. Which is a budget and a sequence conversation, not just a product one. We are happy to do a house in stages, starting with the rooms where privacy or heat is an actual problem, and we will say so rather than quoting everything at once and hoping.

New-home builders active in Middleton include CBH Homes, Toll Brothers, Hubble Homes, Hayden Homes, Richmond American and Gardner Homes — we fit custom window coverings to any of their floor plans, and we have installed blinds for CBH Homes homeowners.

And what the older half of town needs

The farmhouses and the in-town houses are the other half of this market, and what we find in them is consistent: aluminum window frames, a lot of original older windows, and some genuinely old wood blinds.

Each of those matters. Aluminum conducts — metal carries heat straight through, which is why those frames are cold to the touch in February and are usually the first place condensation appears. An insulating covering does more real work on an aluminum-framed window than on a new one.

Older windows are rarely square. Houses settle; openings that measured true in 1950 do not now. That is precisely why we measure every window ourselves rather than working from a plan, a photograph or somebody else’s numbers.

Old wood blinds are usually past saving. Decades of Idaho sun warps slats and makes cords brittle. If that is what is hanging in your house, the choice is not repair versus replace.

Why Choose Middleton?

The State Highway 16 corridor is under construction, and when it opens it will run as a divided expressway down to Interstate 84, with interchanges at SH-44, US-20/26, Ustick and Franklin. The Idaho Transportation Department says it is on track to open in 2027; the I-84 system interchange already has its girders and flyover ramps up.

For Middleton that means a shorter commute and, almost certainly, more houses. We mention it because it is the thing most likely to change this town again — and because we would rather be the company already working here than the one that arrives behind the growth.

Schedules move. 2027 is ITD’s date, not a promise.
